Buying tiles is like buying wrapping paper for a big gift. First you measure the surface you want to cover. Then you divide that by the size of each sheet to see how many sheets you need. And you always buy a few extra sheets, because every corner and fold wastes some paper — cut a sheet for an awkward edge and the leftover piece is usually too small to use anywhere else.
Tiles work exactly the same way. Measure your room's length and width, multiply them to get the area, and divide by the area one tile (or one box) covers. Then add extra for the pieces that get cut at walls, doors, pillars and pipes. Tiles are sold in sealed boxes, not loose, so you round up to the next full box. Finally, keep two or three uncut tiles safely stored, because if a tile cracks two years later, the shop's new stock will be from a different production batch and will almost never match your floor's exact shade.

Measure the longest length and widest width of the room in feet (carry a steel tape, not a cloth one). Area = length × width. For non-rectangular rooms, split the floor into rectangles, calculate each, and add them up.

Note the convenient fact: 600×600, 600×1200 and most 300×600 vitrified boxes all cover 1.44 m² (15.5 sq ft), so "area ÷ 15.5" is a fast box estimate for the three most popular sizes.
Every cut tile at a wall edge leaves an offcut, and offcuts are rarely reusable. Trade waste-factor guides converge on: 10% for a straight grid lay, ~12% for brick-bond, ~15% for a 45° diagonal, and ~18% for herringbone, because angled patterns create triangular offcuts at every edge. Add roughly 2% for large formats (each wasted 600×1200 tile is 7.75 sq ft gone) and 2–3% for rooms with alcoves, pillars, pipe boxes or L-shapes. A vitrified tile also cannot be "patched" — one wrong cut or one tile broken in handling means a full tile lost, which is why ordering the exact area is the single most common estimation mistake.
Skirting is the 3–4 inch band at the base of the wall. Calculate it in running feet: perimeter of the room minus door openings. A 12×10 ft room has perimeter 2×(12+10) = 44 ft; minus one 3 ft door = 41 running ft. Skirting strips are cut from full floor tiles so the shade matches: a 600 mm tile cut into 100 mm (4 in) strips yields 6 strips × 1.97 ft ≈ 11.8 running ft per tile. So 41 ÷ 11.8 = 3.5 → 4 extra tiles (one box of 600×600).
Wall tiles (dado) in bathrooms and kitchens: wall area = perimeter × dado height. Standard dado heights are 7 ft (full bathroom walls) or 2 ft above the kitchen counter. Deduct the door fully if it spans the dado height, but deduct only about half of window and ventilator areas — you still lose tiles cutting around them. Highlighter/feature walls are calculated separately since they use a different tile.
Tile adhesive in India is classified under IS 15477:2019 – Adhesives for Use with Ceramic, Mosaic and Stone Tiles:
Consumption is roughly 1.2 kg/m² per mm of bed thickness. At a 3 mm bed (6×6 mm notch trowel) that is ~3.6–4 kg/m², so a 20 kg bag covers about 55–60 sq ft. At a 6 mm bed, or with back-buttering of large-format tiles, consumption climbs to 6–7 kg/m² and a bag covers only ~30 sq ft. Practical planning figures: wall tiles 3–4 kg/m², standard floor vitrified 4–5 kg/m², large formats with back-buttering 6–7 kg/m².
Grout fills the joints. Consumption (kg/m²) ≈ (L + W) ÷ (L × W) × tile thickness × joint width × 1.6 (all dimensions in mm; 1.6 is the packed density factor, ~1,600 kg/m³). For a 600×600×9 mm tile with a 3 mm joint: (1200 ÷ 360,000) × 9 × 3 × 1.6 ≈ 0.15 kg/m² — barely 1.5 kg per 100 sq ft. Small tiles with wide joints need far more: 300×300×8 mm at 3 mm joints ≈ 0.26 kg/m². Cement grout is economical and fine for bedrooms; epoxy grout is stain-proof and waterproof, worth the premium in bathrooms and kitchens. Spacers: budget 3–4 per tile; they are sold in packets of 100–200, so a 35-tile bedroom needs 1–2 packets of 3 mm spacers (2 mm for rectified large formats).
No two kiln firings produce identical tiles. Colour shifts slightly between production runs (shade variation, graded V1–V4), and firing shrinkage of 5–10% means a "600×600" tile may actually measure 597 or 601 mm (caliber). Every box is printed with a shade code and caliber number — all boxes for one room must match both. This is exactly why topping up later fails: the dealer's fresh stock will be a different batch, and a visibly different patch on your floor is the result. Buy the full calculated quantity plus 2–3 spare tiles in one purchase, verify the codes on every box at delivery, and store the spares flat.

Typical all-in outcomes: an economy 600×600 job on sand-cement lands around ₹70,000–1,00,000; a premium 600×1200 job on adhesive runs ₹1,90,000–3,00,000+. The adhesive method costs more per sq ft but is mandatory for tile-on-tile, wall dado and large formats, and its 3–6 mm bed saves floor height versus a 40–50 mm mortar bed.
Ordering the exact area with zero wastage. Your 120 sq ft room ordered as 120 sq ft will stop dead at the last row when cuts and a cracked tile eat the margin. Always add the pattern-appropriate wastage (8–18%) before dividing by box coverage.
Buying top-up tiles later from a different batch. A new batch means a new shade code and often a new caliber — the patch will be visible forever and the sizes may not even line up at the joints. Buy the full quantity in one lot and get shade/caliber codes matched on every box.
Ignoring box rounding. Dealers sell sealed boxes, not 8.52 boxes. Round up every line item — floor, skirting, dado — separately to full boxes, and treat the surplus as your repair stock rather than a loss.
Forgetting skirting and dado in the take-off. Skirting quietly consumes 3–14 full tiles per home, and a 5×8 ft bathroom's walls need roughly four times more tile than its floor. Estimate them explicitly or face a mid-job shortage.
Mixing calibers or skipping the box check at delivery. Two boxes one caliber apart create joints that drift wider along the room. Check that every box delivered carries the same design, shade and caliber code before the mason opens the first one.
Under-buying adhesive for large formats. A 20 kg bag that covers 55–60 sq ft under a 300×600 wall tile covers barely 30 sq ft under a back-buttered 600×1200 — nearly double the bags. Plan 6–7 kg/m² for large formats, not the 4 kg/m² printed for small tiles.
Each 2×2 ft tile covers 3.875 sq ft, so 100 ÷ 3.875 = 25.8 → 26 tiles. With 10% wastage that is 29 tiles, which rounds to 8 boxes of 4 tiles (32 tiles, 124 sq ft).
Add 8–10% for a straight lay, 12% for brick-bond, 15% for diagonal and about 18% for herringbone, plus 2% more for large formats and 2–3% more for rooms with many cuts. Separately, keep 2–3 uncut tiles from the same batch as repair spares.
100 sq ft × 1.10 = 110 sq ft. In 600×600 (15.5 sq ft/box) that is 7.1 → 8 boxes; in 300×300 (9.7 sq ft/box) it is 11.3 → 12 boxes. Add roughly one more box if skirting will be cut from the same tile.
Typical Indian packing: 600×600 — 4 tiles (15.5 sq ft); 600×1200 — 2 tiles (15.5 sq ft); 800×800 — 3 tiles (20.7 sq ft); 300×300 — 10 tiles (9.7 sq ft); 300×600 — 5 to 8 tiles depending on brand. Always confirm from the box label, as packing varies.
100 sq ft = 9.3 m². At a 3 mm bed (~4 kg/m²) that is about 37 kg, i.e. 2 bags of 20 kg. Large-format tiles with back-buttering need 6–7 kg/m² — budget 3–4 bags for the same area.
Deduct doors fully if they span the dado height, but deduct only about half of windows and ventilators, because cutting tiles around openings wastes material. Never deduct small cut-outs like switchboards or pipe points — they cost tiles, not save them.
No — at 2–3 mm the joints add well under 1% coverage, far less than your wastage allowance already absorbs. Calculate on nominal tile size and let the 10% margin handle the rest.
